Why Dundee homes get damp
Jute-era tenements
Dundee grew fast in the 1800s on jute, and housed its mill workers in stone tenements in the Hilltown, Lochee, Stobswell and around the city centre. Many are still standing, often with small rooms, shared closes and roofs that have been patched rather than renewed. The common problems are blocked or broken rhones, water running down the face from a failed downpipe, and chimneys that let rain in. Because the Hilltown sits on a steep slope, some ground-floor flats have walls partly below ground at the back, which can let damp in from the side.
Student and shared lets
With two universities in the city, there's a big rental market in the West End and centre. Shared flats with four or five people produce a lot of moisture: showers back to back, cooking, and washing dried on radiators because there's nowhere else. If the extractor fan is weak or the bedroom windows are kept shut, condensation mould follows, often in bedroom corners and behind wardrobes.
Post-war estates
Schemes like Fintry, Whitfield, Kirkton and Ardler were built in the decades after the war, and many of the city's tower blocks have since been demolished. Remaining flats and houses can have cold bridges at window lintels and floor edges, and some homes still rely on heating that's expensive to run, which leaves rooms cold enough for mould.
Weather off the Tay
Dundee is fairly dry and sunny by Scottish standards, which means much of its mould problem comes from indoor moisture rather than rain. Homes facing the river do take wind-driven rain and sea air from the east, though, and exposed gables in Broughty Ferry and along the waterfront can suffer.
Reporting damp to the council
If you're a Dundee City Council tenant, report damp through the council's housing repair service. The council's page on condensation and dampness has advice and contacts for energy help.
Housing association tenants should report to their association. Private tenants report to their landlord in writing and can apply to the First-tier Tribunal (Housing and Property Chamber) if the landlord doesn't act. See our tenants' guide.
Costs in Dundee
We'll publish Dundee prices once we have enough real quotes. For now the best guide is MyJobQuote's UK averages: a single wall around £150–200, a large room around £220–280, and a whole property around £725–1,100. These are typical ranges, not quotes. Student flats often need several rooms treating at once, so landlords should expect the higher end. Our cost guide goes into more detail.
Before a specialist visits
A specialist needs to see the problem as it normally is, so don't scrub the mould off the day before. Note when it is at its worst: after a cold night, after a run of showers, or after heavy rain blowing in from the east. That pattern points either to condensation inside or to water getting in from outside. In a shared or student flat, find out which rooms are used for drying washing and whether the extractor fans actually get switched on. If the flat is in a tenement, check who the factor is, in case the cause turns out to be the roof, a rhone or the close.
Dundee landlords and letting agents
If you let in Dundee, tenant turnover in student flats means damp reports can arrive at any time of year, and each one now starts a 10-working-day clock. Choose "landlord or letting agent" in the form and give the number of properties. Our landlords page and the Awaab's Law guide explain the rules.
Common questions
I let a student flat in Dundee. Does Awaab's Law apply?
Yes. It applies to private landlords, including HMOs and student lets. When a tenant reports damp or mould, you have 10 working days to have it investigated.
How quickly does Dundee City Council inspect damp in council homes?
The council says on its repairs page that dampness reports trigger an inspection within 5 working days. Report it through the council's housing repairs service.
Do you cover Angus or north Fife?
Send the enquiry. Some Dundee specialists cover Monifieth, Carnoustie, Tayport and Newport. If we can't place it we'll let you know.
